Today’s Real Estate Technology Leaders: Harnessing the Power of Technology and Innovation to Bring About Change

experiences, not only at the opening of the building, but also well into The Shops and Restaurants at Hudson Yards
the future. This is something internally referred to as Hudson Yards
Performance Infrastructure Services (HYPIS). The focus of this project is
broad and includes microgrid, waste management, mobile services, and
something called the Quantified Community. Together with our industry
partners, we have created a business model that will make Hudson Yards
a ‘living lab’, allowing technology innovations to be incubated and adopt-
ed to the continual enhancement of the overall experience.

Plans for 2015
As the CMS recently went to production, the opportunity to analyze the
data and make it useful has just begun. The process of taking data and
transforming it into something actionable will continue. The pipeline of
reports is significant and likely to grow as stake holders begin to see a
broad range of improved outcomes driven by the underlying data.

The Quantified Community engagement will be further refined in
2015. In partnership with NYU’s Center for Urban Science and Progress
(CUSP), we will create the nation’s first ‘Quantified Community’—a ful-
ly-instrumented urban neighborhood that will measure and analyze key
physical and environmental attributes at Hudson Yards; using the data
to continually improve the worker, resident, and visitor experience, while
also making the neighborhood more efficient.

Top Trends for the Next Three Years Hudson Yards and 520 West 28th Street
Several technologies will transform the way buildings, technology, and
people will interact in the next few years. Some interesting possibilities
include:

The mobile communications space within buildings is changing quick-
ly. The evolution of small cell technology has been on the radar for some
time. Carriers are introducing voice over Wi-Fi that may eliminate the
need for cellular distributed antennae systems in many cases in the near
future. New market entrants like Google may further transform this space.

Entertainment content is likely to accelerate its transition from
distribution over discrete carrier specific solutions to general internet
distribution. This may change the existing revenue models for voice, data,
and video services and create new models centered on robust internet
service provisioning in buildings.

Automated building management technologies are evolving quickly.
The ability for systems to move from providing building engineers with
‘decision assist’ information to automated action is emerging. Regulatory
considerations aside, automation is needed to optimize demand re-
sponse strategies in microgrid applications.

About Hudson Yards 10 and 30 Hudson Yards with Retail
Hudson Yards is the largest private real estate development in the history of the United States
and the largest development in New York City since Rockefeller Center. Developed by Related
Companies and Oxford Properties Group, this 28-acre site will include more than 17 million
square feet of commercial and residential space, more than 100 shops and restaurants including
New York City’s first Neiman Marcus, approximately 5,000 residences, a unique cultural
space, 14 acres of public open space, a 750-seat public school and a 175-room luxury hotel—
all offering unparalleled amenities for residents, employees and guests. It is anticipated that more
than 24 million people will visit Hudson Yards every year.
