Fenway District (FWD) is a transit-oriented life science district at the western gateway to Boston and includes the largest air rights project built in Boston since the 1980s. The largest development in the district, Fenway Center, spans the distance of two football fields. The multi-phase development sparks an increased use and capacity of public transportation and decreased reliance on personal modes of transportation. As a gateway project, Fenway Center will be directly adjacent to the Lansdowne Station, providing easy access to the MBTA commuter rail and other nearby mass transit stops. Once complete, all phases will be state-of-the-at developments that include laboratory, office, and retail space.
Fenway Center is LEED Gold and SmartScore Platinum certified and provides flexible daylit lab, research, and office spaces with wellness features informed by the Fitwel rating system. A comprehensive smart building strategy was overseen by an expert consultant team (building automation and controls, physical diversity of tenant connectivity options, automated parking garage, and much more) and has a low energy use intensity metric for a lab building.
