Sterling Bay | 311 West Monroe: Verifying Performance-Based Design with Post-Occupancy Analytics
The IBcon Smart Building Best Practice Showcase is an annual event held at the Realcomm | IBcon conference where real estate leaders present their most innovative, technology driven commercial and corporate real estate projects. These projects demonstrate leading-edge technologies and vision for intelligent and adaptive design that is transforming the next generation of IT-enabled real estate. The Weekly News Briefing will feature a unique Showcase project each week.
Sterling Bay’s 311 West Monroe is a 390,000 SF office building in Chicago’s Loop. This renovation project transformed a 70s-era office building into an ultra-modern workplace. It was the first project in Chicago to leverage utility incentives to integrate and formalize energy performance goals early in the design process and to also verify achievement post-occupancy, using a monitoring-based commissioning approach.
This evolution of building performance data analysis and monitoring, from pre-design to post-occupancy, ensured a proactive approach to systems optimization, a smart commissioning process, a more robust warranty review, and an integrated smart maintenance management platform.
The property has achieved the RESET Air Certification and the WELL Health-Safety Rating, among others. Data transparency options enhance the tenant experience on energy use and indoor environmental quality metrics, including customized tenant energy and IAQ dashboards.
