Sterling Bay’s 311 West Monroe is a 390,000 SF office building in Chicago’s Loop. This renovation project transformed a 70s-era office building into an ultra-modern workplace. It was the first project in Chicago to leverage utility incentives to integrate and formalize energy performance goals early in the design process and to also verify achievement post-occupancy, using a monitoring-based commissioning approach. This evolution of building performance data analysis and monitoring, from pre-design to post-occupancy, ensured a proactive approach to systems optimization, a smart commissioning process, a more robust warranty review, and an integrated smart maintenance management platform.
The property has achieved the RESET Air Certification and the WELL Health-Safety Rating, among others. Data transparency options enhance the tenant experience on energy use and indoor environmental quality metrics, including customized tenant energy and IAQ dashboards.
