The White Collar Factory in London is a success story and example for organizations seeking to modernize existing real estate to optimize smart technologies. This ambitious, award-winning project is the first of 22 buildings designed to meet Derwent’s goal: to make the majority of their portfolio intelligent. Their digital-first change management approach prepares, supports, and helps to redirect and redefine the use of resources, business processes, and budget allocations to execute against carbon, energy, tenant goals and smarter facilities management.
The company has pledged to achieve net zero carbon emissions as a business by 2030, and was the first U.K.-based REIT to provide a detailed pathway to that target. It will harness all-electric heating and cooling for new developments and the retrofits of older properties, use renewable electricity and gas derived from renewable sources to power its portfolio, and utilize innovative low-carbon technologies. While net zero is Derwent’s main mission, they also offer tenants detailed, real-time insights about space usage and air quality via their (in-house developed) tenant engagement mobile application and tenant service portal. The White Collar Factory is the first building in the world to achieve platinum WiredScore (in 2016) and has maintained this certification every year since.
