Smart Building DATA ANALYTICS Case Studies
COVID-19 gives us yet another reason to aggressively pursue smart and connected buildings. Resource conservation, operating efficiency, sustainability, enhanced occupant experience, financial optimization and now health & wellness round out the reasons to move forward. The fastest way to achieve these goals is to hyper-leverage the data collected from all the equipment and systems found in a building. Now more than ever these devices have information that can provide real insight and guidance into how the building is performing. While theory gets the conversation started it is action that creates results. This session showcases those organizations that are at the forefront of building data analytics who share their world-class case studies.

Keeping the Wheels Turning: The Post-COVID Flexible OPERATING MODEL
For building owners COVID has presented one of the most stringent tests of disaster recovery responsiveness in recent history. It has also taught us much about how we can implement a variety of modalities to work more efficiently and effectively. In this session we examine some fundamental issues, such as: Key challenges? What works and what doesn’t for remote workers? How do we leverage what has worked well and then, how do we improve it? How have our tenants shifted behavior and is that changing the way we work? How can technology further support the future of work? Now that we have changed our view on “proximity” being a main driver of efficiency and productivity, will we see more outsourcing of certain activities? In this important session we hear from key industry leaders grappling with these questions and more

Identifying and REMEDIATING Gaps Between Physical, Cybersecurity and the New Normal
Now that just about every device and subsystem in buildings is IP-enabled and communicating data in real time, the potential of cyber threats has escalated exponentially. Each time we add new technology and equipment, whether to meet the needs of environmental policies, occupancy monitoring, access or physical security controls, we run the risk of exposing cyber vulnerabilities. This fundamental problem has been exacerbated by the mass deployment of COVID related solutions that have been installed, often without the proper infrastructure or InfoSec standard. In this session, we review strategies and solutions to mitigate the risk of deploying these new IoT devices and connecting them to our building networks.

DATA SCIENCE AND BUILDING SCIENCE CONVERGE: High Performance Buildings Emerge
There are a myriad of factors that contribute to how well a building meets its energy performance and environmental quality objectives. Many of these are integrated into the design process, i.e. building materials, envelope integrity, natural ventilation, etc. In addition to the design elements, we now can dynamically access terabytes of operational data which can provide insight on systems, such as HVAC, from both a micro and macro perspective. Building technologies are becoming more advanced each day and when integrated with sophisticated data science tools, a new breed of high-performance buildings emerges. Combining data and building science strategies are the focus of this dynamic session.

Mobile network operators have been rolling out 5G services for about 18 months. We’ve seen massive telecommunications campaigns across the country, all starting with hyperbolic marketing claims. It is no longer acceptable to not have coverage “inside” a building and building owners and operators, along with their bandwidth hungry tenants, are hoping that 5G will deliver significantly better network performance inside their buildings. This session will feature leading 5G experts with specific experience on in-building coverage. The conversation includes a review of the technology, timing, financial issues and the overall impact to buildings.

Unpacking OCCUPANCY ANALYTICS and In-Building Location-Based Services
Occupancy inside buildings has been an important topic for a long time. Many referenced greatly underutilized space (40% utilization was the consensus pre-COVID), while co-working companies like WeWork attempted to increase occupancy rates. With COVID-19 and its direct relationship with human density and traffic patterns, building owners and operators are currently paying closer attention than ever before. Cameras, sensors, personal tracing fobs, as well as contact tracing capabilities now part of both Apple and Android operating systems, provide several technology options to help manage density inside a building. In addition to better understanding the technology options, issues such as privacy and other business impacts are addressed.

Enabling The "Expanded" Enterprise DIGITAL MINDSET
For many Commercial Real Estate organizations, the digital transformation journey has been a challenge. Having a business based on in-person meetings and file cabinets, it was not always easy to change the analog culture of a company. IT teams were already expanding the digital mindset to move from simple back office functions to also include tenant and occupant experiences and smart buildings. If that was not enough, the outbreak of COVID-19 reconfigured the digital mindset to include a much more robust work from home component and many of the old rules are simply outdated. The Real Estate industry as a whole has seen more change forced upon them in a few months and reconfiguring the culture is a focus of this session.

Navigating LEASE RISK in Volatile Times at the Tenant, Property and Portfolio Level
Since COVID-19 hit, business interruption has been significant. While some have seen little impact and even improvements, many if not most traditional businesses, including landlords, have been negatively impacted. Office, retail and industry landlords are faced with the need to project NOI when much of the data they are used to relying on is no longer relevant. In this new reality, industry players looking to assess lease risk and value at the tenant, property and portfolio levels are now looking to new solutions from the technology and data world to empower more robust predictions and look at risk factors more in-tune with the times, like the WFH shift, rent relief requests and more.

Developing an IN-BUILDING WIRELESS Strategy: DAS, 5G, WIFI and More
It started with tenants complaining that they can’t get a cellular signal in their leased space or building common areas. Now, in a world that gets more mobile every day, a building that can’t support a variety of wireless technologies can no longer be competitive or even useful. Beginning with Distributed Antenna Systems (DAS) and 802.11 decades ago and adding on 5G and CBRS and other emerging wireless technologies today, the design and implementation of a comprehensive wireless strategy to bring 21st level service to the building occupants is no easy task. This session brings together various domain experts for a broad and thorough discussion on in-building wireless and the challenges and opportunities they represent.

DIGITAL TWINS for Buildings: Understanding This Complex and Evolving Solution Set
Digital Twins are virtual representations of building that integrate data from BIM, BAS, IoT, workflows and other data sources and bring this data together where it is then normalized and semantically tagged to provide context and understanding of what is going on in the building in real-time, 3D, highly visual format. The goal is to create a living digital representation of a building which would be used as a platform for dynamic, ongoing predictive operations and maintenance. To achieve this goal, a few questions need to be addressed. What are the challenges? Do we need data standards? How difficult and costly is it to maintain the integrity of the model? This session discusses the opportunities as well as a potential roadmap for Digital Twins for buildings.

Reinventing the TENANT EXPERIENCE in the Current and Post-COVID Era
At the beginning of 2020, the tenant experience conversation was continuing the trajectory it started more than five years ago. Desk sharing efficiency, tenant apps that scheduled yoga and ordered coffee and immersive experiences, were just a few of the talking points of the conversation. Since COVID-19 has stopped the world in its tracks, experiences in buildings are quite different. Due to health restrictions, yoga and the coffee pot are gone, high density, flexible seating is unsafe and many of the traditional amenities that used to attract tenants are no longer viable. This session explores what some of the most innovative and creative landlords are doing to create a compelling, post-COVID tenant experience.
