    The year was 1998 and we wondered out loud if the industry wanted to come together to discuss, evaluate and debate how technology, automation and innovation could potentially impact the commercial, corporate and institutional real estate. After all, we were in the midst of dot com and everyone was interested in technology, so we thought, why not real estate. 1999 was the inaugural year of Realcomm and over the next 20 years, we would scan the globe looking for technology and new ideas that would change our world. Searching Asia, the Middle East, Europe, Australia and of course North America, we left no stone unturned. In this segment, we will review the last 20 years of our journey, identifying the milestones, struggles and accomplishments and some interesting insights and prognostications on the next 20.

    IMMERSIVE/AUGMENTED REALITY – Will It Become Standard Operating Procedure for Buildings?

    Semi-realistic, virtual 3D representations of interior space have been around since the dot.com era. Despite the apparent value, the technology was still nascent and as a result, adoption has been relatively slow. Fast forward to 2018 and the technology has improved dramatically. We are now able to overlay and view digital objects and data as if part of the real world. In real estate terms, it now means we can visualize a virtual model of a building, see the detailed infrastructure, even visualize virtual tenant improvements overlaid on top of existing empty space. The applications are extraordinary, with interior design and leasing walkthroughs being the first applications to be exploited. This informative session will present some of the world’s leading immersive and augmented reality solutions that are specifically targeting the real estate industry, with discussion to follow.

    We have been speculating about what transportation is going to look like 5-10 years down the road. From accelerated testbeds like the city of Pittsburgh to autonomous trucks making their way across the country, to the Hyperloop test track outside Las Vegas, the topic is everywhere. The reaction by the built environment has been varied, ranging from, “stop building parking facilities” to “not in my lifetime.” The right answer inevitably is somewhere in the middle. There is no doubt that someday these NextGen transportation modes, including autonomous vehicles, will have a big impact on transportation strategies—but the big question is when? This session will begin with an accurate assessment of the range of 21st century transportation modes that not only affect Real Estate, but the entire built environment, including smart cities, Megaregions and the ever-expanding “infinite suburbs”.

    Over the past 20 years, there's been an ongoing debate regarding Single Stack vs. Best of Breed Platforms. This is common for many industries but is more pressing for CRE as it has been a niche space. While CRE has stalwart management and forecasting systems, the ecosystem has always been made up of many point solutions. Consolidation is occurring which adds complexity to the equation as often there is overlap and conflicting interests. More and more the apps we use will be granular and specialized. The need for an open environment is increasing. The space is made up of mostly legacy software, with few “cloud first” apps. The vendors are migrating more to openness, so active discussions and implementations of APIs are occurring. Some are talking about “data lakes”. This is all great news as there are success stories. However, in practice, these efforts are almost always harder than they seem, and often the depth of an interface is not what one would want. But if the industry needs to solve for a problem, this one is one of them. This session will probe thought leaders to help continue to shape our future.

    Ready, Set, GDPR – What Does it Mean?

    On May 25th, 2018, the General Data Protection Regulation (GDPR) became enforceable, and all organizations doing business with European Union data subjects must be in compliance. This new law will hold all organizations that collect, hold or process data of individuals located inside the EU to a much higher standard and will place a reasonable amount of control of that data in the hands of the data subject. Failure to properly prepare for GDPR could mean heavy fines as well as damage to customer relationships and brand. While this will affect only organizations that hold the data of individuals within the EU, some are speculating that GDPR type regulation will make its way to the United States and around the world. Given the most recent privacy issues related to Facebook and Cambridge Analytica, this is a very timely topic.
