Connected Multi-Dwelling Units & IoT
This session will present the findings of a $150,000 research project recently completed by Harbor Research, entitled “Connected Multi-Dwelling Unites and the Internet of Things”. MDUs, also known as multi-family residential units, are a category of residential housing where many individual housing units are contained within a building or group of buildings. MDUs come in various shapes and sizes, such as: large high-rise apartment buildings, row houses, low-rise condominiums and small duplexes, etc. This research provides a comprehensive examination of all the major aspects of IoT related to MDUs, including: state of the market, MDU IoT trends, business opportunities, technical barriers and opportunities, future market direction, issues, use cases and industry recommendations.

IoT, Cloud, Edge & Sensors – Integrating NEXT GENERATION Smart Building Technologies
The smart building industry has gone through three basic stages: 1) traditional building automation/BMS; 2) smart, connected, integrated; and now, 3) the IoT, Cloud, Edge and Sensors. While this may simply look like the next iteration of smart buildings, it does require thoughtful consideration. Where we once focused on HVAC, Lighting and Security, this new generation allows us to connect devices well out of the realm of traditional building automation. Conveyances, Irrigation, Wayfinding, Digital Signage, Parking and just about every other electro/mechanical building system is now being considered for network connectivity. With all these great opportunities, there are also a host of issues and questions to resolve. Cyber, integration, compatibility and standardization are just a few of the topics to be discussed.

A ‘Digital Twin’, the digitized version of the physical structure, can serve as a repository of data from BIM, the BAS and sensor networks associated with the building’s infrastructure, as well as incorporate information from a variety of feeds from facility and business processes. Ideally, the digital replica would continuously update itself, as it is fed near real-time data from actual operations. AI and machine learning integrations help to uncover operation optimization opportunities within the virtual environment that can be applied to the real building. Occupants need comfortable buildings, and HVAC is the foundational system for providing environmental comfort. For many years, these large and complex systems remained siloed and independent. Data from system components was difficult to access; integration with other building systems was a challenge, as the ability to integrate was often limited by the manufacturer. With the advent of the ‘open, integrated, interoperable, IP-centric’ movement, HVAC manufacturers are now addressing the growing needs of the industry.
