Celebrating 20 Years @ the Intersection of Real Estate, Technology, Automation & Innovation
The year was 1998 and we wondered out loud if the industry wanted to come together to discuss, evaluate and debate how technology, automation and innovation could potentially impact the commercial, corporate and institutional real estate. After all, we were in the midst of dot com and everyone was interested in technology, so we thought, why not real estate. 1999 was the inaugural year of Realcomm and over the next 20 years, we would scan the globe looking for technology and new ideas that would change our world. Searching Asia, the Middle East, Europe, Australia and of course North America, we left no stone unturned. In this segment, we will review the last 20 years of our journey, identifying the milestones, struggles and accomplishments and some interesting insights and prognostications on the next 20.

DAS/IN-BUILDING WIRELESS – New Technology, Coverage Standards & Partnership Options
We now live in a world of extremely flexible communications powered by mobile technologies. This requires robust, seamless, high-speed connectivity virtually everywhere, including inside our buildings. Whether it is an office, a mall, university, hospital or hotel, mobile access is no longer a luxury, but a necessity. Despite the mobile movement, the reality is that the ‘inside of our buildings have not kept pace with the outside’. Other than major, high profile, customer dense venues, ordinary buildings still struggle to offer the kind of mobile connectivity required. This has to change. This session will provide insight into next generation technologies such as 5G and Private LTE (CBRS), new strategies for traditional DAS and In-Building Wireless, and review the best practices for providing high quality wireless access inside buildings.

ENERGY INFORMATION PLATFORMS – Developing a Comprehensive Strategy
We continue to see a plethora of existing and new platforms developed to bring energy efficiency to buildings; a quick Google search on Energy Dashboards will demonstrate just how many choices there are. Besides the basic challenge of providing a good platform for retrieving and analyzing energy related data, additional capabilities must be considered. The platform needs to provide access to all necessary command and control functions and be able to integrate with the existing building automation system (as well as other applications) while maintaining one version of the truth. Beyond the platform functionality, questions on data ownership and the specific role of the Energy Dashboard as it relates to the overall comprehensive smart building strategy must be addressed. Strategic approaches to overcome these challenging issues will be discussed by the industry’s most experienced thought leaders.

Smart Building IT, OT & Business Convergence – Achieving ORGANIZATIONAL REALIGNMENT
For years we’ve heard, “It is not about the technology; it is about the people, the organization.” The technology to implement a truly integrated, smart, high-performance, intelligent building is, for the most part, available. In fact, some would argue we have more technology than we need. The issue that warrants greater attention is: How do we realign our organizations to better facilitate these 21st century technologies? The structure of organizations that operate and manage our buildings—especially facilities, engineering and IT—need to become much more integrated. There are many examples of how misalignment slowed or stopped smart building projects. This insightful session will showcase individuals that have experienced success in realigning their organizations to better facilitate smart strategies.

Next Generation MICROGRIDS – Understanding the Potential for Large Scale Real Estate Projects
Historically, Microgrids made sense for large scale projects that required more sophisticated and resilient options for uninterrupted delivery of electricity. In some cases, the Microgrid served as the primary source of electricity; in other cases it acted as a backup. Traditional Microgrids primarily utilized natural gas and diesel fuel to run generators that create electricity. Fast forward to 2018, and we see a new generation of Microgrids that now incorporate sustainable energy sources such as solar and wind. Next generation electrical distribution operating platforms and advanced storage systems with innovative network controls manage the myriad processes. Rapidly becoming part of the enterprise energy strategy for a growing number of organizations, Microgrids could potentially redefine the overall architecture of the electric grid. This instructive session will feature the best and brightest thought leaders who are driving the next generation Microgrid discussion.

While some companies may be considering this for the first time, a growing number of organizations have already experienced multiple iterations of network design. Cloud, IoT, edge devices, wireless, cyber, business continuity, integration, segregation and performance all come into play when designing modern building network architecture. Understanding the Options for a BUILDING OPERATING SYSTEM
Once the basic communications layer in a building is established, it's time to address plans pertaining to the BAS and IoT platform. Does the data reside in local closed environments? Is it sent to the cloud? Can it be shared or integrated into other applications? Should it be a single stack or part of an open, integrated point solution ecosystem? Who owns the data? Is it cyber secure? Can we safely and securely affect command and control? As we move to the next generation of smart, connected, high-performance, intelligent buildings, the capability and type of Building Operating System becomes even more critical. This comprehensive session will address the relevant issues surrounding the topic.

NET ZERO BUILDINGS – A High Benchmark for Next Generation Smart Buildings
The concept of designing a building with such precision that it could potentially create more energy than it uses is an admirable goal. Traditional Net Zero was achieved through the use of enlightened design concepts and renewable power sources, coupled with energy efficient building materials, grid connectivity and smart energy purchasing strategies. There is now a culture of forward-thinkers who are striving to either disconnect from the grid or be a net seller. Some of the tools used are: progressive building design, low voltage systems, Power Over Ethernet (POE), sophisticated controls, hyper-efficient equipment, use of renewable energy and more. This enlightening session will showcase leading Net Zero projects to provide attendees with best practices and highlight challenges and successes.
