General Session: CRE Tech 5.0 – Reaching New Heights in Commercial & Corporate Real Estate Innovation

Over the course of the last 30 years, there have been five major phases of automation that have impacted the commercial and corporate real estate industry. Phase 1 started in the '80s with applications such as Property Management, Accounting, Lease Admin, Building Automation, IWMS and Asset Management; Phase 2 was based on the technologies of dot.com and the internet; Phase 3 was the aftermath of dot.com and those companies that survived and thrived; Phase 4 began in 2009 after the great recession and included technology platforms such as Social, Mobile, Analytics, Cloud, IoT and Cyber; and Phase 5, which became part of mainstream conversations in 2016 with technologies such as AI, Machine Learning, Blockchain, Augmented Reality, Robotic Automation and Autonomous Vehicles.

The aggressive adoption of these new CRE Tech 5.0 tools will have major effect on the information systems we use to manage these assets, the way we operate portfolios, smart buildings and the ways we create and use space. The General Session will explore this journey and learn how CRE Tech 5.0 will enable our industry to reach new heights in commercial & corporate real estate innovation!

Building Automation, Smart Buildings and IoT – The Journey Continues
    Date: 6/14/2017    Time: 9:30am - 9:40am    Location: Pacific 15
In the 1990s, the Internet and the web were becoming mainstream commercial technologies. Smart devices and systems began to appear in buildings, machines, homes and cars, but few standards existed for interoperability among new and already-installed devices. Working from a spare room in Richmond, Virginia, a group of building industry experts and graduates in electrical engineering and computer science gathered to solve the problem. Their approach was to design an open, Internet-based infrastructure to support applications that could be used across a wide variety of systems from different manufacturers. Tridium was founded by these entrepreneurs whose early success was based on a novel technology and a forward-thinking set of early adopters. Today, Jim Bland, President of Tridium, continues that legacy of entrepreneurship and innovation.

U.S. Math & Science Education – A Threat to the American Dream
    Date: 6/14/2017    Time: 10:20am - 10:30am    Location: Pacific 15
For the last 100 years, the United States and all it represents has been built on vision, hard work, a willingness to take risk and high educational standards. Many of the jobs that have been created over the last century were based on extraordinary innovation. The radio, television, automobile, airplane, computer, Internet, mobile phone and all the new technologies emerging from Silicon Valley and other tech hubs have created an economic engine and laid the foundation for many ‘American Dreams’. At the core of this innovation are strong math and science skills. Once the envy of the world, the U.S. educational system is now producing abysmal results: 25th in Science and 41st in math globally. We need a national shift in our culture to reverse this trend and bring the United States back to the forefront of math and science education. In the interest of this goal, we will celebrate a group of high school students who—with the help of the Realcomm community—have placed a micro experiment on the International Space Station. This project is an example of what can happen when businesses join in the fight to restore our place in the global education rankings.

Operating Systems vs. Applications – Selecting the Base PLATFORM for a Smart Building
    Date: 6/14/2017    Time: 2:00pm - 3:00pm    Location: Pacific 22
For the past three to five years, there have been a multitude of new entrants in the smart building marketplace. Many of these new solutions purport to “be the brains of the building” or claim they are the “building operating system.” The market has responded with some confusion in determining if a solution is truly an operating platform capable of data collection, aggregation, organization and control or simply an application that sits on top or over to the side. Understanding the difference is probably one of the most important decisions in a smart building project. This session will include thought leaders from some of the most experienced companies and newcomers to the industry, both of whom will continue to discuss and debate operating systems vs. applications.

One Building One Network – A Status Report on the BASE BUILDING NETWORK
    Date: 6/14/2017    Time: 3:15pm - 4:15pm    Location: Pacific 22
For the greater part of modern building history, most equipment found in buildings was analog and disconnected. Each performed a singular function but there was no reason to connect it to other systems. In today’s smart buildings, the concept of a base building network is becoming more mainstream every day. We are way past the debate of “should we do it?” and are now on our fourth or fifth of iteration of “how to do it.” One network or two, how systems are connected, controllers or at the edge, redundancy, business continuity, cybersecurity and revenue generating business models are just a few of the aspects that will be discussed. This high-level session will include some of the most advanced examples of building networks and provide insight into global best practices.

Building automation has been around for over 50 years. The current generation of open, interoperable, integrated and IP-centric was introduced sometime in the late ‘90s. In the last five years, IoT has entered the market and influenced how we think about a smart building. While we are clear on the difference between the consumer and industrial aspect of the IoT, the lines get somewhat blurred when differentiating the Industrial IoT (IIoT) from traditional building automation or even the most recent phase of open-architected intelligent buildings. This session will feature some of the industry's most experienced and successful smart building professionals who will discuss and debate the differences between BAS, smart buildings and the IIoT.

In-Building WIRELESS – The DAS and WiFi Journey Continues
    Date: 6/14/2017    Time: 5:00pm - 6:00pm    Location: Pacific 25
Surprisingly in 2017, in-building wireless remains a leading topic in the commercial real estate industry. Since the majority of wireless activity takes place inside a building, you would think it would be a priority to provide robust, consistent and easily accessible 4G communications to building occupants. The reality is that there are still an inordinate number of structures where wireless/cellular communications is an issue and occupants are frustrated. There have been recent suggestions that new wireless technologies are on the horizon and that a reliable, cost effective solution is around the corner. This instructive session will include discussions ranging from carrier programs to new technologies.

SPACE UTILIZATION – Technology's Role in Uncovering the Truth
    Date: 6/15/2017    Time: 11:00am - 12:00pm    Location: Pacific 25
One way to communicate the “state” of a building or tenant space is with occupancy/vacancy data. Over the years, with increasingly powerful mobile technologies and changing work and lifestyle habits, workplaces and retail spaces are finding themselves progressively underutilized. Recent data confirms the office utilization rate of corporate America is in the 35-40% range. Today, the metric is not total occupancy or vacancy, but utilization. In order to better measure this metric, technology is playing an expanding role. Cameras, access data, mobile phones, beacons, IR sensors and even seat monitors are helping to reveal the truth. This vital session will focus on the state of the industry, including the various methods and technologies being used to measure space utilization.

Bringing PLUG LOADS onto the Network – A Missing Piece of the Puzzle
    Date: 6/15/2017    Time: 1:30pm - 2:30pm    Location: Pacific 25
Lights, HVAC, access control, surveillance, parking gates and even irrigation systems are all making their way onto the converged building network. Energy conservation, operational efficiency and occupant experience are all driving this IP convergence. One of the missing pieces has been the ability to monitor and track the energy consumption of the myriad devices 'plugged' into the electrical outlets. As one of the biggest consumers of electricity in a building, the AC outlet serves computers, printers, desk lamps and other equipment, contributing to massive energy consumption. With the advent of new IP-based technology connecting the outlets to the network, this informative session will explore this missing and important piece of the puzzle.

Emerging TRANSPORTATION MODELS and the Impact on Commercial Real Estate
Date: 6/15/2017    Time: 11:00am - 12:00pm    Location: Rancho Santa Fe
More companies, cities and organizations are partnering with ride-sharing providers to entice solo car commuters and as a cost-effective alternative to building parking lots that encourage solo car commutes. The added benefit is that ride-sharing frees up valuable room for things that matter, like space for people to work, sell goods and services, or live. Ride-sharing is an efficient way to extend the reach of public transit to previously underserved areas, resulting in a positive impact on both commercial and corporate real estate. It also gives businesses wider options for site selection. Developers can partner with ride-sharing partners to deliver better outcomes, create more efficient cities and achieve cost savings. However, it requires that they rethink entire processes and systems that have been in place for decades. In this session, we'll look at practical solutions as well as real world examples.

OPERATIONS and INFORMATION Technology – Closing the Gap
    Date: 6/15/2017    Time: 11:00am - 12:00pm    Location: Grand 12
There was once a time when IT and building operations had no reason to talk. After all, IT used to be about printers and workstations, and operations handled buildings systems such as HVAC and lighting. Recently this separation of powers is radically changing. Smarter building equipment, the increased adoption of building networks, IoT and the increased visibility of issues such as cybersecurity and privacy are bringing these two worlds together. It is no longer a matter of if, but when, the IT and real estate operations groups will collaborate on the consummate building design. For organizations that have made the transformation to an integrated strategy, they wonder how they ever did it any other way. This excellent session will feature the early adopters of IT and OT integration.

Is Your Building Spying on You – Dealing With PRIVACY in Connected Buildings
    Date: 6/15/2017    Time: 3:15pm - 4:15pm    Location: Grand 12
Most people remember 1984 by George Orwell, the dystopian novel about a surveillance society with no place to hide. Fast-forward to 2017 and many technologies mentioned in the book are here and getting smaller, less expensive and more powerful. Sensors in everything from chairs to lighting systems are allowing for enormous capabilities to track not just motion but also voice and video. Combine this extraordinary sensorization with analytics and AI and you have the potential for excessive breaches in privacy. While many people, especially younger generations, are less concerned with privacy, it is important to debate the unintended consequences. This will be the most compelling smart building privacy discussion of 2017.

    TRACK: Building 'Big Data'

Historically, the building automation industry was primarily "single system, single vendor, single building." While older traditional equipment provided some business information, it was rare that the data could be accessed and integrated into other platforms. In recent years, the idea of extracting data from building systems has become big business. Finding ways to access, retrieve, import and analyze data promised to provide great insight into how to operate more efficient and effective buildings. This avalanche of data brings a host of new issues and questions. Deriving value from the data and ownership and governance, security, new technologies and new approaches are all addressed in this important track.

Building Data Analytics – Energy, Operations, Productivity or All of the Above?
    Date: 6/14/2017    Time: 11:45am - 12:45pm    Location: Grand 12
The building big data and analytics discussion has been progressing for about the last five years. Install a network, connect devices and the data begins to flow. In some cases, this has resulted in billions of data points being collected each week. As we have learned to collect and analyze the data, we are now searching for the highest and best use. Do we focus on energy, operations, productivity or all of the above? Perhaps we now have too much information and getting to the right data – to solve the most apparent business problems – is the challenge. This session will provide a spirited discussion on where we are on this hot topic. Data strategies, best practice case studies as well as a host of challenges will all be presented in this very timely and relevant session.

From BIM to CIM – NextGen Analytics and Visualization for Big Data in Cities and Campuses
    Date: 6/14/2017    Time: 2:15pm - 3:15pm    Location: Grand 13
Architects, planners, engineers, construction firms, and building owners around the globe will need to design and build 10,000 new smart cities and their buildings by the year 2040. They will need a platform capable of handling it. Enter the Age of CIM. Expert definitions of a CIM (or City Information Model) is generally described as a fully-integrated, semantically-enabled, ‘super-BIM’ 3D model of city or campus that hyper-connects users to any contextual project data source or analysis tool that is static or dynamic, spatial on non-spatial – from buildings (BMS/EMS/FM) to roads and public spaces (Open Data) to streetlights (sensors/IoT) to people (Social Media). In this visionary session, attendees will see CIM models in action revealing everything from municipal zoning guidelines, real-time weather and traffic, Foursquare visitor check-in data to live pedestrian and vehicular movement feeds from street pole sensors right here in the city of San Diego.

Smarter EDGE Devices – Computing Power Goes Deeper
    Date: 6/14/2017    Time: 2:15pm - 3:15pm    Location: Grand 12
The building automation industry has gone through some tumultuous paradigm shifts in the last 30 years. We have gone from disconnected analog devices to integrated IP-centric solutions to the cloud and now, very smart-edge devices. The quickly changing technology platforms also bring the struggle to understand and implement long term strategies. People are now saying that not everything needs to go to the cloud and that much of the processing and analytics can be done at the device level, with only portfolio relevant data sent to the cloud. As the fundamental architecture of a smart building or portfolio evolves, it is critical for those responsible to stay abreast of the discussion and debate. This session will focus on this most important topic.

Fighting Vendors for 'OUR DATA' – Another Challenge in the Smart Building Journey
    Date: 6/14/2017    Time: 3:30pm - 4:30pm    Location: Grand 12
One of the first and most important aspects of connecting building systems to a network is the ability to access and retrieve data from those systems. Data collection and the subsequent analysis is the first step in the journey which allows companies to better understand how to run the systems that run their buildings. Despite the growing demand for access to the data found in equipment, many are experiencing passive (or in some cases aggressive) lack of cooperation by system manufacturers. This instructive session will focus on identifying various accounts of this ‘data access denial’ as well as strategies to circumvent the problem. The discussion will also include how the industry can come together to help mitigate this problem.

Once a mall is “connected” it can lead to energy conservation, operational efficiency and an entire new level of customer experience. HVAC, lights, security cameras, Muzak, digital signage and parking stalls are all now part of the discussion. So the question begs, how “connected” are malls today, what functionality have they achieved and most importantly what can we expect in 2025? This panel of visionary retail thought leaders will offer global perspectives on what type of innovation we can expect to see in malls in the near future.

EMS, EIS, Dashboards and More – Exploring the Options for Energy Management PLATFORMS
    Date: 6/15/2017    Time: 10:45am - 11:45am    Location: Pacific 22
In the last few years, there has been an extraordinary increase in the number of companies that offer some form of data aggregation dashboard to represent the results of an Energy Information System (EIS). A quick Google search on the topic of “energy dashboard” will produce literally millions of results. This proliferation of seemingly undifferentiated solutions has caused confusion in the industry. Companies are struggling to understand the difference between Energy Management Systems (EMS), EIS, analytics, dashboards, point solutions and enterprise applications. In addition, issues covering integration to other systems such as analytics, demand response, and fault detection along with concerns about data integrity and data management are leaving a number of questions unanswered. This illuminating session will bring clarity to the EMS and EIS topics.

    Date: 6/15/2017    Time: 3:00pm - 4:00pm    Location: Pacific 22
Whether it is because of lower and more predictable costs, or a desire to lower GHG emissions, renewable energy continues to gain more prominence each year. The technology continues to improve and costs are aligning with more traditional options. In the early stages of renewable energy building, owners were reluctant to consider these options, but that is changing. Solar, wind and other renewable energy sources are now available for not only large, but small projects. Combine renewable energy with consumption reduction building technologies and the results are extraordinary. This significant session will focus on renewable energy sources as they pertain to building projects and will discuss and debate the technology maturity and financial feasibility.

Beyond Building Automation – Securing Facilities for IoT
    Date: 6/15/2017    Time: 1:15pm - 2:15pm    Location: Pacific 26
Traditional building automation was not designed for the cyber threat landscape we are seeing today. No one expected these systems to be accessible from the outside world, inviting easy access for those looking to do harm. In addition to securing the systems of yesterday and today, we must now be ready to fend off threats from the newest of technologies impacting our facilities, the Internet of Things (IoT.) It promises to connect all devices in a building, expanding way beyond HVAC, lighting and access control. Systems as variegated as parking gates, lifts, water fountains, vending machines, and even cleaning carts could soon find their way onto the building network. This strategic session will take a comprehensive look at all levels of building technology requiring cyber governance, including IoT.
